The Beauty of Natural Slate

Natural slate roofing looks beautiful, and has a lot of great qualities going for it. Slate is a fire resistant material, making it both a class and popular choice for homeowners over the past century. While there are several types of composite or artificial slate available, natural slate products have a sort of timeless look and feel that you may want to add to the image of your home. If you already have natural slate for your roofing, then you know that it will last longer and look better over time when you work with a roofing contractor that specializes in handling this material.

A contractor that knows and understands the best ways to install, repair, or replace slate tiles is definitely someone that you will want to work with for a long time. Slate is renowned for adding beauty and value to a home, but without the proper maintenance, it will not be able to do its job. By working with a contractor that is experienced in handling slate, your roofing should be able to stand up to any weather that the seasons can throw at it, and remain looking just as good as it did on the day that it was installed.

The Advantages Of Sheet Metal

If there is one major advantage to be said for sheet metal roofing, it will be in the protection that it can provide from the weather. Metal is one of the most resilient materials that can be used in roofing, and when it is properly treated and coated, is highly resistant to the corrosion that water can cause. It can also be fabricated in such a way that it is resistant to lift or drag from strong winds, making it much more unlikely that a sheet will be torn off of your roof. Sheet metal is extremely effective because it can be built to form and installed in a configuration that will provide a layer of armor for your home or commercial building.

Having the right coating can also mean increasing the insulation that this material provides as well. Aside from the durability it offers, sheet metal can also be treated to be extremely light and heat reflective, which means lower cooling costs in the summer. During the winter, sheet metal provides the same insulation as other materials, if not better. No other material can provide better temperature control and weather resistance consistently.

What You Can Learn From an Estimate

There are a lot of different ways that a roofing estimate can give you a helping hand. For starters, any estimate that a professional and certified roofing expert provides will only be done after a thorough inspection of your roof. If any roofer tries to give you an estimate based on a simple glance, you should probably consider looking elsewhere for roofing services. Although a general ballpark estimate can be given from a short looking over, you can only get a much more thorough and accurate estimate by giving the entire roofing structure an inspection.

Estimates are great exploratory tools to learn in depth information as well. The estimate can also tell you what to expect for the long term of your roof. Many roofing contractors will be able to tell you that any problems they find are either isolated problems, or a symptom of a much more deeply rooted issue with your roof. If you find that it is the latter, then you may need to invest more into the repair and maintenance of your roof to avoid any emergency issues or expensive damage.

Contractor Histories Tell You More

A roofing company that can put your roof back into good condition is exactly who you need to call for your repairs and maintenance, but how do you find the best company for the job? Every roofing contractor will advertise their services as being the best, and their prices as being some of the lowest available, but if everyone is claiming to hold the title of best roofer, which one is really going to stand out? The answer may lie in looking at online reviews of roofing contractors, and in judging each roofer by the merits of their past work.

Online reviews are one way to get pointed into the right direction, as a roofer with a solid history will definitely have their share of glowing reviews. Previous work is also a must see, especially if you are looking to have extensive work done to your own roof. If possible, you can ask a roofing company for references and evidence of past projects. That way, you can judge for yourself whether or not that contractor will be the best one to handle your project.

Keep Water Out with a Good Sealant

Getting the right roof sealant can add years, if not decades, to the lifespan of a roof. Most of the damage that occurs to a roof happens through a combination of high winds and water getting through to the underlying structure, and of those two factors, it is most commonly water that will cause damage. Once the supporting structure is damaged or weakened by water, it is only a matter of time before rot settles in, and that can mean more leaks, less strength of the roof to hold on to its tiles or shingles, and many more problems within a relatively short period of time.

Sealant stops the problem before it begins, by giving your roof a waterproof layer that will not allow for water damage. So long as the sealant is properly applied and retreated when needed, you should be able to keep any leaks from occurring, and extend the lifespan of your roof and its individual components significantly. Sealant also helps to add a layer of insulation to your home, which means it can lower your utility costs as well.

Maintain Your Classic Roofing

More thorough than a repair, but less drastic than a replacement, a roof restoration may prove to be exactly the right middle ground for your needs. With a restoration, you may be able to bring an older roof back to life, including some of the original charm that it held with a certain type of tile or shingle. There are some looks that have never gone out of style, especially with architecture, which is why restoration may be the right move if you want to retain the defining characteristics that a roof had without worrying about the older, damaged materials that may have been holding it back.

For an older home, a restoration project can take precedence over a complete replacement so long as the actual frame of the roof is largely in tact. You can speak with a contractor to learn more about the differences between the need for a replacement and the need for a restoration, and why a restoration may be the best option for your home. Many contractors can also provide you with options in having reclaimed roofing materials used in your restoration, so that it maintains its classic look.

Do Not Wait to Replace Your Roof

With the assessment of a professional roofer, you may find that a roof replacement will be necessary for your home. Until you get an inspection from a certified and trusted roofer, you can never be sure as to whether or not you will need one of these home improvement projects, but once you are, it is always a good idea to act as soon as possible to get your roof installed. Changes in weather and any emergency situation could cause a great deal of damage to a badly damaged roof, especially one that is slated for a full replacement.

The same roofer who provides the inspection should also be able to provide the replacement as well. You can use your replacement roof as an opportunity to increase your investment into your home by upgrading the materials used on the roof, or by taking advantage of new fabrication and treatment methods that can extend the life of a roof and improve its insulation. You may also be able to add value to your home in the process, as a new roof can make any home much more attractive to potential buyers.

Whether the Weather Will Weather Your Roof

Weather conditions are the most common driving force behind the need for roof repair. Because this area of the roof is exposed to the widest array of weather conditions, from glaring sunlight, to high winds, strong rains, snow, and ice, it is also the most commonly damaged part of a home. Even the best materials and craftsmanship will need to be maintained and repaired over time, although the quality of the roof will help to determine how often that will be needed. In order to lessen the amount of repairs needed, you should always have your roof needs handled by a contractor with a good reputation for solid work, both from its initial installation on into its regular maintenance.

Even if your roof is prone to having damaging conditions, a qualified contractor may be able to correct trouble areas, which may in fact be caused by an initially poor installation. With partial replacement or treatments for your roof, a contractor can add features such as waterproofing, better light reflection, and increased insulation, all of which can reduce the need for recurring repairs and keep your utility costs down at the same time.

The Damage You See, and the Damage You Do Not

Your roof maintenance is a bigger deal than you think. If you have a problem that goes unnoticed, it can become much larger within a very short period of time, especially if there are any severe weather patterns moving through your area. Even a small leak can, at first, only progress into a trickle that is barely noticed. Once a strong wind does further damage to your roof, however, that trickle can turn into a full on torrent of water getting into your home. You may not even see all of the water that is getting in at first, either; some may go through the frame of the home, or escape into areas where there is sensitive electrical wiring.

Why wait to have a problem fixed? Maintenance will take care of the problem before it even begins, by making sure that your roof is in the exact shape that you need it to be, exactly when you need it to be. You can have maintenance and inspections performed on a biannual or annual basis, typically before or after winter. That way, you will know for sure that your roof is safe and fully functional.

After Winter, Check Your Coat

Now that the winter is coming to an end, you may need to have your metal roof coating inspected, and, if necessary, re-applied. Not all roof coating is made equal. Some are made to be elastic, which means that the coating itself will be able to expand and contract along with the more natural changes in the shape of the roof. Others may not be able to adapt to those shifts, which means that they will also be vulnerable to gaps, chipping, or cracking that can leave your metal panels vulnerable. When that happens, you can expect the appearance of corrosion or leaks once the snow begins to thaw.

A roofer can give your metal roof a thorough inspection, and tell you  more about the state of your coating. Most modern coating should be able to withstand nearly any winter conditions, and keep your roof well protected, but the product is only as good as the person who is applying it. With that said, if you have had your roof coated by someone who is not licensed to be a roofer, you will especially want it to be double checked by a professional. Otherwise, you may end up paying twice for a repair and a re-coating.
